Dear Chair Carroll:

Regarding the proposed alteration of the commercial base at the subject property, Lower East Side Preservation Initiative — LESPI — is not opposed to most of the proposed work, which does not appear to damage or destroy the building’s protected historic features. 

However, we find that for the design of the second story window bank, the applicant should work with the staff so that its proportions and details better harmonize with the building’s historic architecture, either by using a traditionally based vocabulary or, what is often more challenging, a more contemporary aesthetic. In this way the design will better recall raised storefronts that, in the decades around the turn of the 20th century, were commonly installed in earlier residential buildings.

For the upper story window lintels, we would prefer a simplified design that does not mimic the neighboring building’s lintels, since the two buildings are not part of a matching row, and this alteration would tend to lead people to believe that they are.
